Residential Development

The Practice is able to advise clients on how to maximise the prospect of land being allocated for development, whether to promote land themselves or to enter into an Option Agreement with local, regional or national house builders. We work closely with all major house builders and have been successful in the completion of numerous Option Agreements. Once planning permission has been granted we are able to negotiate on behalf of the landowners to ensure that the best possible price is achieved for the development land. We have been successful with large scale developments at Taunton, Shepton Mallet and Gillingham.

Commercial Land and Premises

We provide advice to landowners on the development potential of land and premises for commercial purposes. Infrastructure requirements are investigated in order to ascertain residual land values. We are able to promote Greenfield sites for employment purposes through the Local Development Framework process. We are able to direct landowners to the most profitable use of land and buildings including the re-use of agricultural buildings for various purposes.

Development Land Sales

The Practice has a wealth of experience in dealing with the sale of both residential and employment land. It has recently negotiated the sale of a 10 acre site at North Dorset. Additionally, we have sold numerous sites with planning permission by private treaty, informal tender or at public auction.

Development Land Acquisitions

The Practice has acted on behalf of development companies in the acquisition of sites with or without planning permission.

Affordable Housing

Increasingly, it is becoming necessary to provide a proportion of affordable housing on new development schemes. We work with specialist consultants in order to reduce the burden of affordable housing to an acceptable level giving careful consideration to the viability of development. Negotiations are undertaken with Local Authorities and registered social landlords to agree the tenure of affordable housing. This ensures that the housing meets the particular needs of the community but also maximises the development land value for the landowner.
