Do you need to obtain consent for works to a Listed Building or for permission to develop in a Conservation Area?

Listed Buildings

Certain buildings of special architectural and historic interest are listed by Historic England (formerly English Heritage) on behalf of the Government. The majority of Listed Buildings are Grade II listed although some particularly important buildings are Grade II* listed and a limited number of buildings of exceptional interest are Grade I listed.

Any works that affect the character of a Listed Building (internally or externally) will require listed building consent from the Council.

Conservation Areas

Councils designate Conservation Areas where they want to preserve or enhance the character or appearance of any specific areas which are of special architectural or historic interest. In Conservation Areas, planning permission is required for the demolition of unlisted buildings and permitted development rights are limited.

Heritage Assets

Listed Buildings and Conservation Areas are referred to as designated heritage assets. Both national and local planning policies require an assessment to be carried out for any applications involving heritage assets to consider the impact that works or development will have upon the ‘significance’ of a heritage asset

Brimble Lea has extensive experience of working with proposals involving Listed Buildings and Conservation Areas and can carry out assessments to ensure that works are justified and do not compromise any features of special architectural or historic interest.

Diccon Carpendale is a qualified conservation practitioner and a Member of the Institution for Historic Building Conservation. In certain cases, Brimble Lea will work with specialist heritage consultants to secure approval.

Notable recent successes include planning permission and/or listed building consent granted for:

  • A wedding marquee venue within the grounds of a Grade II* country house in the New Forest National Park;

  • Converting a redundant Grade II listed chapel into a two storey dwelling in Wiltshire;

  • A swimming pool building attached to a Grade II* Listed Building in Somerset;

  • A two storey extension on a converted chapel in a Somerset Conservation Area;
